Abutment Definition

When a property with a specific feature or attribute is physically touching or shares a common boundary with the subject property.

Proximity Definition

When a property with a specific feature or attribute is directly across or diagonally across from the subject property.

This diagram provides an example of a subject property. The lots with the 'A' would typically be considered to be abutting the subject property. The lots with the 'P' would typically be considered as being in proximity to the subject property.

Depending on the nature of the nuisance or premium, in special circumstances the definition of proximity may be expanded to capture the influence on all affected properties, not just those directly across or diagonally across from the subject property.

Airport

Property abuts, or is in proximity to, an airport.

Cemetery

Property abuts, or is in proximity to, a cemetery.

Commercial

Property abuts, or is in proximity to, a commercial operation.

Educational Institution

Property abuts, or is in proximity to, an educational institution. Educational institutions include private and vacant schools.

Farm

Property abuts, or is in proximity to, a farm operation.

Golf Course

Property abuts, or is in proximity to, a golf course. May be private, semi-private or public course. Does not include driving range.

Green Space or Park

Property abuts, or is in proximity to, a green space. Area will not be developed and is designated as Green Space or Open Space by municipal zoning bylaw or designation. Excludes playgrounds and sports fields.

Hydro Corridor

Property abuts, or is in proximity to, a hydro corridor (voltage lines).

Industrial

Property abuts, or is in proximity to, an industrial operation.

Institutional

Property abuts, or is in proximity to, an institutional operation. Institutions include hospitals, prison facilities, psychiatric hospitals, chronic care facilities and nursing homes. Does not include police, fire or ambulance stations, clubhouses, etc.

Landfill Site (dump)

Property abuts, or is in proximity to, a landfill site. Landfill site refers to waste management area, but does not refer to site which is land filled in order to reclaim  land.

Marina

Property abuts, or is in proximity to, an operating marina.

Mass Transit (subway or bus stop)

Property abuts, or is in proximity to, a subway system or bus stop.

Multi-residential

Property abuts, or is in proximity to, a multi-residential structure. Multi-res refers to larger multi-residential structures with seven or more units. Usually higher than three or four storeys. Could include rental and/or condominium properties that meet above definition.

Place of Worship

Property abuts, or is in proximity to, an operating place of worship. (e.g., church, mosque, temple).

Public Dock or Boat Ramp

Property abuts, or is in proximity to, a public dock or boat ramp.

Public Walkway

Property abuts a public walkway.

Railway

Property abuts, or is in proximity to, a railway. Railway includes railway lines that are actively used (not abandoned lines). Also includes GO Transit and light rail transit lines.

Ravine Types 1, 2 and 3

Property abuts a ravine. There are three types of ravines, which capture differences in privacy and view.

Sports Field, Playground or Fairground

Property abuts a sports field, playground or fairground. Sports field, playground or fairground which maybe lit for night time athletic or community events.

Super mailbox

Property abuts a super mailbox.

Traffic Pattern (light)

Property fronts or sides onto a street that feeds into specific subdivision from primary or secondary road. One of main roads is in a subdivision.

Traffic Pattern (medium)

Property fronts or sides onto a street or highway subject to intermittent flow of traffic throughout the day.

Traffic Pattern (heavy)

Abuts - property directly fronts, backs or sides onto street or highway subject to constant flow of traffic throughout entire day. Typically considered as major artery in municipality in urban area with several traffic lights to control traffic.

Proximity - property indirectly fronts, backs or sides, or directly backs or sides onto street or highway subject to constant flow of traffic throughout entire day. Typically considered as major artery in municipality in urban area with several traffic lights to control traffic.

Traffic Pattern (extremely heavy)

Abuts - property directly fronts, backs or sides, or indirectly fronts or sides onto a 400-series highway or equivalent (e.g., Don Valley Parkway). Generally has two or more lanes of traffic in each direction and controlled access to highway.

Proximity - property that is influenced by, but not directly or indirectly abutting a 400-series highway or equivalent (e.g., Don Valley Parkway). Generally has two or more lanes of traffic in each direction and controlled access to highway.

Trailer Park, Camp or Mobile Home Park

Property abuts, or is in proximity to, a trailer park, camp or mobile home park.

Transformer Station

Property abuts, or is in proximity to, a transformer station.

Utility Box

Property has or abuts a utility box (hydro box) on it. Utility box is not connection posts used by telephone and cable companies.

Biogas Plant (Anaerobic Digester)

Property that abuts or is in proximity to a property using biomass to generate electricity.
